"Quiet" is not an Airbnb filter — nothing in their system expresses it. The star means the host's own headline says quiet / peaceful / private entrance. It is evidence, not a promise.
Prices are what Airbnb quoted for its own default dates, e.g. "$477 for 5 nights". The $/night figure divides that by those nights; it is derived arithmetic, not a nightly rate Airbnb published, and it will move with real dates.
39 of 68 are not actually in the town they were found under — the search box is a rectangle, so it catches neighbours (mostly Franklin Twp across the river from New Brunswick, plus Edison, Highland Park, Bernards, Springfield). Each is tagged with the town it is really in, and hidden unless you untick "inside the town line".
